Don't make an offer until you've seen the place and have an accurate idea of the repair costs then use this formula when considering what dollar amount to purchase the property at:ARV (After Repair Value) × 0.70 - Repairs (Estimates) - Your Fee  (Usually between $1,000 and  $10,000) = MAO (Maximum Allowable Offer).Good luck!
