When you call in to a lender like countrywide, Litton, Ocwen etc...they have a specific procedure...if it is an investor backed loan they ultimately have to present the case to the investor...but don't do so until all the facts are laid out...the short sale package, the intent of the borrower, the ability to repay, comparable sales, borrower info like tax returns, bank statements...none of this has happened here...this so called vice president of his mortgage office made the decision over the phone and then faxed me a handwritten note stating that he is unwilling to take a short payoff and will foreclose...i'm sorry, but this just isnt legit.

Problem I have encountered here (at least one of them anyway) is that there is a need for housing as many Katrina victims are still living in FEMA trailers, but these people (lacking resources to find suitable living conditions after this long) simply do not have the education or ability to find and keep jobs that pay enough to afford the rents in new housing units.

If a historically good tenant has been with us for 3+ years, and all of the sudden misses a payment, odds are there is a more serious problem (job loss, divorce, ect), we talk to them and evaluate if they have the ability to catch up and get back on track.

You are only a tenant and if the present owner has problems it can mess up your ability to take title later.A land contract (contract for deed) can be better when you are buying but not something you generally want to offer when selling.

Lack of personal responsibility, lack of motivation, lack of ability to see a hopeful future, nothing to loose so they become addicts and thugs, laziness, and rampant entitlement who can make just as much on welfare entitlement programs if they have kids than if they actually have a job.

Some large estates use it to reduce inheritance taxes because the property they transfer to their children ie reduced in value because of the lack of ability to use it until the death of the parents.
