I am looking to use my VA Loan to find a 2-4 unit building as an investment to live in.About me: I have been investing for 10+ years, have a degree in Real Estate, have a real estate license from out of state with no interest in applying for mutual recognition for my license at this time, to allow for flexibility.

Right now, I am looking to make a two pronged venture: 1) being to start a joint venture into Savannah, GA on a rental property, most likely a BRRR style investment, and 2) use a VA loan to purchase a multi-family and house-hack at the next duty station I am assigned, hopefully to then rent that to someone transferring in behind me when we leave.

I have a three-unit (single family and detached garage with two units on one property) purchased with a 30-year fixed VA loan at 3.75%.

We would greatly appreciate any advice and knowledge you guys can provide.Current Situation:Living in DMV (DC,Maryland,Virginia) area, both working 9-5's, Renting a $2,000/month apartment.

Was wondering, what are somethings I can work on and is using my VA loan to purchase a larger house to rent out the rooms to college students a good plan.

I appreciate any/all advice.Current PositionPrimary Residence (Southern CA)- Between $100-150k equity - Sept will be one year owned, will re-appraise since we've improved the land, some of the interior and there's been fairly substantial appreciation in the one year)2 SFH Listed for Sale (MD and Northern VA) - Anticipate net profit $110-140k range (not bad for having only owned for 5 and 6 years and living in it for 1 year each)- Combined Total Sales Price - $850-880k- I expect to close mid-late Sept on NOVA property and no later than mid-Oct for MD property1 SFH in Northern MI - Has ~$30k equity - no plans to sell, may tap equity in near future for rehab and a cash out refi to invest elsewhereHere are the options I'm looking at:1) Use the profits to pay off some "bad" debt (some of the debt was for a $80k landscaping project on our 1/2 acre bare yard primary residence and the other was to do some rehab to our MD home to make market ready for quick sell so not bad, per se).
