I've been watching a good amount of Biggerpockets youtube videos recently and love them. 

Negotiate, do the best you can to see the inside of the property (my wholesaler video calls me and walks me through the property that day) and put it under contract asap, all you really need is earnest money.

Going forward my GC will send photos and facetime me as I want and then has offered that I could have someone from my agents team go out and walk and take additional photos and videos to send me after each phase.

Any investors knowledgeable in this particular market id love to chat .

I can learn by myself by watching youtubes videos and reading books, and can work undersome experience Inspector for some time for practical experience(40 hours are mandatory), but not sure if that is an option for me, or theory classes(140 hours) is also mandatory to take under some institution.Thanks

I've been doing some research and watching some videos, mainly on youtube.

But, during their move-in day, I happened to be in the kitchen with the daughter for a couple minutes and made friendly chit-chat about the iguana (in a cage on the kitchen counter). 

So prior to this text he and I had briefly chatted about investment rental properties because it was something he brought up and the conversation more or less was "this is what I'm doing as an agent because I have access to the MLS  to see what's coming up before the general public and have you guys ever considered real estate investing?" 

I am definitely going to do cold calling and cold video email outreach, door knocking ( FSBO packets, anyone doing renovations in the neighborhood, neighbors of any transitions I've taken apart in, etc.
