Maybe the US should do what you guys and gals do in CA and make it mandatory to contribute to your retirement accounts direct from your pay check.

Generally, a private lender will want you to contribute some percentage of the overall like 10-30% depending on experience.

It's a Capital Contribution to the company.

One of the biggest things that contributed to my curiosity was Kris Krohn’s strategy on lease options. having two separate contracts, When It came time for the option for the tenant to buy the house, to have an appraiser do it the value.

They tend to believe they can gain control of a property with no capital contribution, and live off the cash flow the property throws off.
