All,I'm looking for a little assistance on several questions related to financing.I am approaching the limit of 10 financed properties (under traditional loan programs), and looking for recommendations on how to finance #11.Consolidation of the portfolio and paying off a mortgage is my last resort, as these are short-term solutions to a larger roadblock. 

That type of activity is what gives wholesalers a bad name; leaving seller after seller with empty promises and moreProblems than solutions.

I'm sure there's a simple solution to this that I'm missing.

Regardless we are the ones left holding the bag.The only solution that has been offered from the county is to buy the neighbors property and have the septic go several hundred yards uphill to a separate drain field which also includes buying an easement from a third party. 

The borrower filing BK may not be a bad thing for you and will at the least provide you with a possible solution to recovering some monies.  

I'm not ready to hire a full-time maintenance person.I was also thinking about buying a home warranty on all the houses as another solution.  

That is a great solution to what I feel is a pretty common problem.

I've cleaned the ceramic tile floors twice - once with bleach and once with vinegar solution, but the smell is still there. 

It's the best long term solution all around.Thanks again!

I shall take that under advisement, and consider seeking professional treatment so that I might be relieved of my suffering.Accordingly, in the meantime, I will take my 37 years of literally blood, sweat, tears and scars experienced as a real estate entrepreneur, and refrain from ever posting on BP again, deferring to more the more experienced and enlightened.
