If the properties are valued under $290000 there are one or two lenders who touch them.

You want to appeal to a wider audience, so personal touches may not be to everyones taste and it could scare potential tenants off.

This is a realtor I did a standard MLS deal with 5 years ago, and he stays in touch with me -- so we kind of have a pre-existing relationship.

A mutual colleague put us in touch, I met him at a real estate event, and eventually spent a week with him in Cincinnati, looking at properties and enjoying some casual time together.Year 2: My partner and I bought 60+ units as a lead sponsor and co-sponsored 260+ units.

So the 1031 acts as the downpayment for everything.In your example you wouldn't need to touch the stocks to get 20% down.
