Any local transactional attorney should be able to handle your request (and for a lot less time and money than your post would suggest).

If you go the DSCR route, make sure you properly vet the lender and make sure they can qualify the loan using projected short term rental income from sites like AirDNA and Rabbu.

I would set up lunches with those people where I would pay for their lunch or take them and their crew lunch at a job site so that I could ask a few questions.
