Curious if anyone else sees the red flags. 

Structural, water, and mold issues are huge red flags. 

@Brian Charles there is a lot in this deal that does not add up, first and biggest red flag is two tenants both of which have not paid in over a year????

I would be hesitant to do this if it’s by a lot since it’s already in the red, but if it just needed a light rehab and just a small increase that wouldn’t even hit market rent then I wouldn’t have a problem with it personally.

If they are against your plan you will have an uphill battle that you might not want to take on.A lot of this stuff is about relationships and it does not hurt to find out who the players are that make these decisions and work in those relationships.

I was wondering how to find someone to help us get the money in a faster way without all this red tape.

So many big companies are bringing in distribution centers and the town is blowing up.I can't seem to find a builder willing to work with a small player like me.

Foreclosure Law & Bankruptcy Law and the various strategies are "squishy" depending on the experience and chutzpah of the players. 

If I include property management, I'm in the red but I plan on managing the place myself leveraging a handyman.

Even with property tax and insurance added, it just puts me further into the red.
