If you don't have the time to do things properly, then hiring a PM is a very smart move.

Whatever you decide get a proper inspection and an appraisal done by a broker or appraiser.

Just a heads up, when working with different partners across different LLC's that are layered, you'll need to invest some time into getting it set up properly. 

If your from Idaho, I have all the official leases, agreements, move in/out inspection forms etc. 

Hi everybody, This "issue" was further complicated by the tenants not speaking English and requiring their 11 year old daughter to translate things like late fees, disconnection, etc.The tenant ended up paying the bill and the former owner officially had their account closed, so all's well that ends well.Thanks to everyone for their advice!

The ARV is higher in surrounding towns than Worcester proper which makes your $ go further if you're planning to do a flip. 

Not sure of proper procedure here, just don't want to be inconsiderate given the holiday season so I would like to give them more notice if it is appropriate to do so. 

@Matt Concannon sort of....it's usually 6 months but if you buy it with the proper structure you shouldn't have to wait at all. 

This would take a lot of time to find the right sellers + learn how to execute properly.
