I suggest not using metal stakes (those can cost $0.50 each) and instead tape the sign to the signal or use roofing nails to put it on wooden telephone poles.

@Brandon Sturgill not much to add to this thread but I have had 'cycling' set up as a keyword alert for sometime and you nailed it...

You hit the nail on the head with the fact that the only way to make the numbers work in North jersey is to go 3-4 fam.

This of course takes time, effort, and great partners/boots on the ground to nail down, but can be just as or more financially beneficial as multifamily.Good luck to those considering hospitality.

Depending on local laws you (probably) need to "nail and mail" a "notice to pay or quit".

Options are:  Get the property under contract and use the inspection period to nail down the renovation costs.
