I understand the concept when wholesaling is to get a property under contract and assign it to an end buyer who actually purchases the property.

If you "double close" you would use a purchase and sale agreement, If you are going to assign the contract you have with the seller then you need an "assignment agreement" to use with your end buyer.

Why would a rehabber pay you an assignment fee if they could have just found the exact same house and probably gotten about the same price directly from HUD?

It was also more difficult to find a manager (period) for a SFH.We always rent at our assignments, to avoid tying up cash and avoiding the fees and uncertainty when we move.
