I just realized on my analysis of the property that I didn't implement a property management fee (even though we would be the ones managing - I know it's an important number to take into consideration) and our cash flow is now negative.

While there might be some good ideas, implementing them and ensuring they work as proposed is not always simply done, that's pretty much why there is common practice in RE, people have been doing this stuff for a long, long, long time!
