If it's truly a smokin' hot deal, it'll be just as hot once your attorney is back in town.

I have family a few hours outside of Perth and they say the Australian RE market is hot hot hot so it seems your in the right place.

If you're working in a slow non-competitive market then putting in low ball offers may be ok, but if it's hot competitive market where more than likely there are multiple offers I recommend you figure out what you're best offer & submit it.  

I'm not familiar with what's hot in Kentucky; but nothing about that color screams unique or attractive.

An investor can get their money into hot markets like southern California to the beaches of Miami and just about everything in between.

SLO is great but is already a pretty hot market so maybe look at Ventura, Pismo Beach, Morro Bay. 

You'll likely need this, depending on how experienced the agent is and how hot the market. 

Not that I know Dayton, but I just looked it up: it's quite a hot market with list to sale ratio at 100%.
