If it is the cause of your tenant or guest then they are responsible.

I would think so...many people are buying homes in bunches out there it kind of a secret gold mine people dont talk about because they dont want other investors hogging the good stuff not only detriot but any place similar desperation and depressiation are the exact formula for getting rich..if it werent for the great depression we would have no warren buffet.

Very convenient and getting better.They seem to be making strides on communicating better (new web structure with a payments page, consolidate email with status of all payments), and some new screening tools like background checks.  

That may be what gives you the pot of gold you are after.
