Long term game, we are looking to really target multifamily properties for long term wealth accumulation and cash flow, but I don't see how that could even be remotely possible in the CA market without substantial starting capital.Some of my other thoughts creating our indecisiveness include:-Despite the amount of research and networking we do, would out of state investing for a beginner not be advised?

., you may have to bring in investors, partners, or HML, but now you have substantial backing of your own to show that you have skin in the game.

Start online blogging,  start creating your own business. 

I attempted starting an online wholesale business but realized I really did not enjoy it at all. 

They have more skin in the game then you do.Make sure you get clear title.

More consumer sales are going online and there isn't a need for the giant retail spaces of yesterday.

Online reviews for them are all over the place. 

See if the county where you are looking has their upcoming auction properties online, find out everything you can about the ones that interest you, and see if you can buy a property outright with cash off the courthouse steps.
