oh yeah, I'm familiar with the area, since I lived there for a few years, but I do feel it kinda pricy at times, but definitely right, great market.That's where I'm looking to find a duplex/triplex/4plex.Thanks for the advice David!

@David Wiser Yes I do own my home right now, have about $100K in equity (purchased with FHA 3.5%, based on comps it's appreciated nicely), we are planning on selling and moving to Oregon in the next year, and have been toying around with the idea of going down the multi-family owner occupied route... both my wife and myself do have some reservations about that with having a small child and hopefully another one in the next couple of years.

@David Hutson, a portfolio lender in the sense that @Jon Holdman is using the term is (to quote Investopedia) "a company that not only originates mortgage loans, but also holds a portfolio of their loans instead of selling them off in the secondary market".Portfolio lenders don't necessarily lend you money on your entire portfolio of rental properties (that's called a blanket mortgage).

i would either use list source and mail to people that paid cash for their homes or drive around in your area and send out letters to people that own duplexes and bigger buildings most importantly you will need to get out and network with other investors in your area to find people that will be willing to loan you money good luck @David Battle
