@Thomas Loy , the only way for you to wholesale deals that are ON the MLS is to acquire them really cheap and sell them BELOW MLS list price.

They'd be much better off saving a decent reserve, then getting a cheap SFR rental for $60-$100k that cashflows, or house hacking by buying a duplex with an FHA loan for 3.5% down so they can learn how to landlord and start off with a small chunk, but also be able to hand the financial risk of real estate.
