Installation of one or two interior doors, one from the bedroom, one from the bath, to another (the same)room, water timer added to shower plumbing, as well maybe as heater for that bathroom, and possibly some outside outlets for use near a pool, building a soundproof box to house these darn noisy refrigerators and provide some pantry space in kitchen.

Well you can do a loan mod for them if they qualify but short sale is another option.

Use a sign that supports a box in which you keep flyers that show off the house; make sure that the box always has flyers in it (competing sellers or their realtors can be unscrupulous and clear out your flyers if they feel threatened that you have better product).Targeted marketing in the immediate area can get you results.
