Your best bet is to look at comparable properties in the neighborhood and compare apples to apples.

There are valuable plugins (think of them like Iphone Apps) that allow you to insert data in a pretty way.

I used to use Podio (free) but integrating other commercial apps/utilities and keeping them working can be a chore at times.

You can also find REI groups through the Meet Up app.

Comparing that type of bid to a well written scope and comprehensive bid may not be an apples to apples comparison.
