There are some great opportunities in Essex and Union Counties

We used a ARM loan through New England Federal Credit Union which required 5% down as I had a difficult time finding an FHA lender that would be willing to loan the money with the ratios I was working with for the owner occupied duplex. 

If the second bank or credit union turns you down and you can overcome their objections keep looking.

If this helps (I've had birds, including finches, canaries, a sun conure, a blue and gold macaw and currently have a rescued african grey), Eclectus tend to be less loud than other parrots (that sun conure was great for a hearing impaired person!)

Also if the guy is asking for $55/ hr for his guys he is making off top of that for his insurances and fixed as well unless this is a union job.
