If it's a small garage conversion there is a path to do it cheaper -get a draftsman to do your plans and submit your permits- and just be creative.

I know if I purchase one already set up I'll have lot rent but in my area it seems to be the easiest and quickest option because if I purchase land I'll have to have it cleared and get all the permits and everything that goes with it.

When going into something like this you need to make sure that your area's zoning allows for you to build the number of structures that you are looking to build on them and make sure that they meet all of the restrictive requirements that they have so you can get approved for the building permits.

Things to consider that could make this a lemon deal:-major infrastructure issues (such as all roads needing repaired/paved, sewer line or septic replacement, all homes needing to be moved/repositioned)-county or town issues (zoning/rezoning, permitting, or other governmental demands)These issues could cost tens of thousands of dollars, or more.

Make sure your lease lists the number of consecutive an annual days they can have overnight guests (daytime is none of your business unless they are causing disturbances in the neighborhood or damaging the property), make sure it lists the individuals permitted to live there, etc.On this renter, you can tell her you know he's staying there, he's not on the lease, and him living there is a violation of the lease.

This immediately led us down the rabbit hole of needing engineered plans, a ton of additional permitting, and having to bring the entire renovation up to 2022 building code with the city inspectors checking every little detail on a 95 year old house. $40,000 unexpected dollars  later, we had new windows (worst decision ever!!
