I wanted to see what i was doing wrong but the program preaches a system of being the middleman in charge of bringing acq and dispo wholesalers together without necessarily doing the legwork.

There really isn't a right or wrong here, it just depends on your goals, how much time you want to spend managing the units.  

One wrong item comes up, wether it's a structural or foundational issue and your deal could be shot. 

There's nothing wrong with rent stabilized properties, as long as you're collecting the anticipated/expected rent.

Better to be safe than sorry since getting the wrong tenant will end up costing you a lot of money in eviction cost.

@Julio Velazquez going about it all wrong ..How do you even know a good deal from a bad deal ?
