In my experience, an amicable mutual termination of a lease can often work out in the landlord's favor. 

Do you have time/capacity to find deals, negotiate deals, manage day to day or do you need to be hands off?

That'll take the guess work out of it when you receive applications and make decisions like this so much easier because applicants will either meet your criteria or they won't.

I have never had to deal with PG&E in this capacity and hope someone out there has some experience in with this.

In this structure, the Company level LLC would participate in the deal essentially as an LP but maintain majority voting rights, while the GP level LLC won't technically be investing any money in the deal, it will be wholly owned by the Company level LLC, and will be involved in a management capacity while collecting fees and promote.

From you POV, is it ethical to work with multiple agents at the same time or it's better to select one and "fire" them if it doesn't work out after a certain amount of weeks/months?
