My guestimate is over $15K month in rents to start (we have a duplex in Mission Beach worth around $1.3M (so less valuable than your place) that we get ~$15K/month in rent but our RE is very seasoned (>20 years STR) and therefore is at peak rent/min vacancy (virtually zero vacancy).Property near the coast is precious.

For $250k or less, from what I see on the MLS right now, your options are a little limited in the Golden area (but if you're willing to look just east of there in western Lakewood/Denver area, you've got options).I don't mean to discourage you from going the foreclosure route.

Very common on the west coast and virtually any property on the SF penninsula the ground is valued at more than the improvements up until you move into larger homes that are say 4 to 10k sq feet..
