However, my mastery is the motorcycle business  and I have realized the capital I can leverage from an investor + my own would net far greater profits than any flip or buy and hold real estate deal in this over saturated market.I have realized that right now, the FLorida market is insanely hot for real estate, and getting deals means bidding against everyone else and watching all the profits get sucked right off of the table.

We will be staying downtown and are going to need a good spot to watch the Super Bowl. 

I feel as though I'm stuck now just continuing to watch the market closely for a decline.

Then once a month watch as you get a big fat rental deposit go into your account.

I know, I know many of the gurus sell you quick no worries and you can get the info out there for FREE but what you don't understand I'm not a full-time investor I work a 40hr work week and if I have someone watching my back while I make $ to support my family I'm good with that…What about the protection of having a business in Nevada vs. in Ohio where I live?

@Oleg K.Hey, here are some of my thoughts...When I list flips (over 100 this year) I am watching a few things:1.

Its the one you have been second guessing for years, and watching someone else scoop up the "deals".

The seller might have the best of intentions to living up to their end of the agreement but life throws unexpected curve balls.I would read your contract and see as mentioned what closing possession the seller has agreed to.If they want to change that agreement it is up to you to accept or not accept it but the sellers do not get a free ride for that and proper arrangements have to be made.Your agent you have to watch some of them.
