Very unfair, I don't appreciate a novice telling me to grow a pair and hope the bigger pockets monitor is watching this person.

No they see us as sitting back, watching television with a beer, and smiling as we collect the dough. 

A one-off low-cost job here and there, I would go with who does good work and can be trusted without being watched like a hawk.

If there is an area that you are particularly interested in just watch it closely.

Single parent or not, even if they both work, someone has to watch the kids. 

If the kid is older I'd watch things closer and if they are causing issues I'd give them notice based on the kid violating lease terms if they are doing bad things. 

Or, you could watch the tenant break the lease and you will have a vacancy now, with little time to prepare.In your original post you said, "My head says I should agree to their terms, but my heart..." and you didn't finish that sentence.
