Marketing the loan may just be an exercise in time wasting.

That would be 15K wasted without even a guarantee that I would even successfully bid on a property.

You know that wholesaling is the ticket and all you have to bring to the table is the knowledge that you now posses.You won't like this answer, but don't WASTE your tiny bit of time and money trying to wholesale.

I can't help but feel that we are wasting time by making excuses, and I would appreciate any advice/information.

My advice is that you go to the sellers, apologize for having wasted their time, and ask to be released from the contract.
