$500k at 4% is only $2400/mo so plenty left to pay for insurance/property tax and still be self supporting. 

Unfortunately the building I bought in does not support STR but I still think its a solid play as a regular long term rental.

I really wish more people would incorporate universal access design into their renovations, this shouldn't still be an issue in 2021

I strongly believe the industry is changing and sellers expect to receive more support and options.

One more question...In the video I shared above, Anson Young says he likes to search for real estate deals in cities of 100K-250K people, since that level population supports demand and there's less competition than in the major cities.

I'm looking to buy my first rental property near the Butler University campus and wanted to know what the rents are in that area so that I have an idea of what to look for.
