Thanks all for all the great advice, after some little research the number didn't look good for us in AV and that's off the table for now. 

Each situation is unique and while one option may fit 75% of the people in that situation, it's hard to tell who those 25% outliers are going to be.My best recommendation is to get with a real estate knowledgeable CPA, go through a long session where you outline your business goals, retirements goals, other sources of income, etc and have them tailor a plan that works for all (or most) of your goals.

Yeah we already renovated, I understand it isn't the highest and best use, and likely ultimately leaving some money on the table .  

I look for an asset that has the right type of "ingredients" if you will, such as low rents, deferred maintenance, high expenses, poor management matched with a market that is expanding with year over year rent increases.Not to get to far off track on an answer to you, but when the demand of quality assets exceed supply in the respective market, you can force the value of the asset very quickly.In my opinion a 3 to 5 year time horizon works nicely for my investment strategy as I like deals where I can get in, work my magic by forcing the value, sell and take the profits off the table.

When I provide a code to a guest I tell them that it is their "unique" access code for their stay and when I visit my properties every so often I change them.

I completely understand the value and ease that a good agent brings to the table, but at the same time, leaving that money behind will hinder my ability to move forward with scaling up into a down pmt. on a multi-family or portfolio purchase.
