There are so many different niches in REI it is very easy to get distracted,  interested in everything, overwhelmed and then you will just be spinning your wheels and traveling nowhere.

The house is not "designed" as an up/down duplex so a fair bit of noise (music, walking, running, voices) can travel between floors, as well as smells with the shared ducting for the house. 

More things can go wrong when you're 1000 miles away and it is much more expensive to travel back to see your property and ensure your property manager is doing what he/she is supposed to be doing.

The plan is to buy and hold while living in it and potentially renting out the spare room to traveling medical professionals intermittently. 

I had not done much inspecting this year due to travel and the pandemic, but when I did right after their last cleaning, I was shocked at how badly it was cleaned.

If you were a long distance out-of-state investor, had a head-shot, and occasionally traveled to see properties and network with other professionals- how much would a lot of tattoo's hold you back?

The current tenants are all for the light well infill because it provides them with more privacy as well as removing noise traveling through their window.

I have been hearing the local radio mention "staycation" as the way forward, as travel isn't appealing to many.
