We've had a lot of traffic for prospective tenants already and should have it rented before I make my first mortgage payment. 

The traffic on my easement has literally increased 50 fold.

Now this goal being set, we have been running numbers in nearby markets, Abilene, Midland, Big Spring TX as all of this area is similar markets; heavy oil field traffic markets.3.)

Traffic is terrible.

Like stated, I see more people migrating to smaller cities instead of congested ones and also, rents won’t depreciate at the rate that those reside in major cities would like.

@Bruce Lynn I live in Austin and sometimes go to my office in New Braunfels (20 minutes N or SA)...that’s a rough commute because of the traffic.

The volume of people, the traffic, and the heat in the 4 long months of summer combined with no outdoor activities.

And it's an hour away (without traffic!)

I drive all over southern CA (1,150 business miles last week), so do not have a good answer for traffic, other than using your navigation device or smart phone to watch the data from the Caltrans loops and trouble reports.
