Is this enough to remove the tenants from both units so we can do a remodel and get closer to market rate on the rent of the other unit?

The house looks good for the most part, needs new roof, kitchen and bath remodel and maybe new furnace.  

He wants to stay, and has been impressed with me fixing his AC and toilet within a few hours after his problems.Cool little success story I wasn't expecting, so I thought I would share it.

It is not in a condition for bank financing right now, but will be fully remodeled after purchase.

Mohammed Mellity it's pretty simple, it's either coming from your plumbing (tub drain, toilet wax ring) or it's leaking at a joint of some common pipe.

I just finished my first one...well the remodel is done anyway, now I just need to sell it :D

My partner and I were going to look at a small bathroom remodel one day when we drove by this house.  

All units need interior remodeling/components: flooring, kitchen, baths, paint....likely about $25,000 per unit to have a finished product.
