Is 2025 a good time to actually start flipping in ATX?

I am semi retired at age 44, I sold my franchise business 1 year ago and have a very good idea of what it takes to operate a business successfully. 

We just acquired a duplex that (at closing) was supposed to need about $4K in mold remediation.

Any issues to look out for or avoid?

It only applies to residents living in Jerome Village so for investors, it would only apply to rental income from Jerome Village properties, not your entire portfolio or out-of-state income.

My goal is to create cash flow and gain financial independence to where I can leave my full-time job.

Financially, the numbers make sense, but I need to have a proper inspection since this is my first home (and I'm going unrepresented) and the house is built in 1915 with some renovations that were clearly done by the investor selling the property rather than a professional.Question: Although  previous owner has owned the property for 3 years and rented to tenants previously, should I be concerned that the legal zoning is only for SFH?

But feel free to keep making more for PHX because I'm not biased or anything haha.
