It ended up taking two or three months to finally get the appraisal but they only had to pay $500 for the appraisal.

I contacted different realtors who said they were investor friendly and all three got back to me and said there’s no way to invest for positive cash flow in their market right now.

You really can't go wrong with any of the three strategies you mentioned: house-hack, local multi-family or out of state investment property. i would suggest fine tuning your goals before choosing a path.
