Now it is falling apart (from roof leaking to plumbing), the tenant is not paying on time and it is affecting our credit.Im afraid for it to be vacant because vandals may have their way and finish it off...

I have replaced the roof with 3D shingles, the windows, wrapped the entire home to make it maintenance free and working on the interior now.

Here are some reasons I like MFRs:The price per unit is less, leaving more cash flowone roof to replaceI do the PM, so finding agreeable tenants is no problemI've found location to be the driving factor on desirability (not SF versus MF)Getting in good with one tenant will give you quick and easy updates on the status of the rest of the tenants / buildingReferrals for new tenants from current tenants are more frequent (they want to live near their friends) get a good tenant, and get a good referral.The cons:Resale is slower.
