I would just provide the T-12 and current rent roll and let your r agent market the property however they like since that is their expertise.

I'd probably be more in the conservative side of the camp recommending primarily having more funds for not only the down payment but the rehab (or oh sh*t costs more like it) that inevitably come up.

Larger operators can”t afford to gamble with the job because they have higher sunk costs in crew, trucks, estmators and answeing services and they just follow their business plan...bidding a job at what they n eed to pay overhead and make a reasonable profit.
