We are working on building an addition and need some trades people to finish the project. 

One of the comps I'm looking at has over 1,000 sq ft difference which makes the ppsf swing $33/sq ft!

We are looking to trade up into more expensive multi-family properties, but I have really enjoyed the single family homes we have.  

As a tenant moves out I would put 2-3k per unit as I am a skilled trades man I wouldn't have to pay labor then up rent for new tenant.

But if you can swing it, I think it will work out very well for you.

And, some countries are currently excluded from bank financing due to their currency trading restrictions placed on financial institutions. 

We did it because of exactly what you said, piece of mind for the buyer for what we thought was a good trade off given the cost.
