How do i find distressed sellers or owner's who have no choice but to sell quick?

in my experience with my own rentals if i have checked comparable rentals in the area and i know i am at or near market and my house is showing to the best of its ability inside and out then i have no choice but to start adjusting rent down.  

However, since I don't fit in their "box", my choice is to keep going  my way or let Fannie stop me.  

If you have sufficient wage or business income, you should still be OK, but if ratios are tight it can be a huge problem.

You also have to have people who are willing to loan you money and have sufficient collateral (equity) in each transaction to make sense to people loaning you money.
