This can allow depreciation to be taken where there is otherwise taxation and the tax-deferred (or tax free) status of the retirement account can completely shelter the loan income.Some people oversimplify this to mean "don't buy real estate in an IRA" which is just misguided, in my opinion.It's really all about maximizing the performance you can get which each available financial bucket you have.

If you are looking for performing assets in these areas, you should be looking in the 30-50k range per unit depending on level of finish and upkeep.

Even when a variable rate commission is offered, the discount is typically 1% or so, not the entire amount of the other side, as the agent needs to perform the duties for both sides of the transaction.

If you guys want to come out my way in Brooklyn, basically near Prospect Park, I would be happy to meet with you.If you read my posts and my background, you'll find I have 2 decades of Real Estate Investing history in Brooklyn.I currently own 7 multi-Family Investment properties, generally 3 and 4 Family buildings, in Bed-Stuy, Clinton Hill, Windsor Terrace, and Ditmas Park, with partners.The total Assets are worth over $15 Million.If my strategies are not necessarily aligned with yours, at worst you will walk away with an understanding on how to be a successful buy and hold Investor in a highly expensive and appreciating market like Brooklyn.You don't have to invest my way.
