Property management companies prey on out of state investors because they are cash cows.... the local investors are just base hits for PM companies but out of state investors are the home runs for property management companies...

From a scale perspective I would probably rather have a 100 unit apartment building because at that point in time you are completely passive and have a property management firm running everything for you.

At some point the state WILL need immigration from other states in order sustain its growth, but I don't know when this spigot from the other parts of IA is going to run out.
