This is a beautiful cabin on 3 acres and 300 feet of trout stream in the Smokies. 

However, if you are doing a traditional brrr, speed is king, you really want to be DONE with your project in 3-6 months TOPS and start the refi ASAP near the end.  

While it's tempting, I'm very reluctant to sell the property as it's in a beautiful area and fairly new.
