My Broker being the mad man he is, used my deal to bully the seller into giving my friends a good deal, so now we own the better part of a block.Right now I'm sitting on my property until the urban renewal project on my end of town brings up the property values a bit and hopefully I'll make a good profit and maybe find an investor interested in a a couple of duplexes when I go to make my next move.

I see a lot of P&L projections that list taxes and insurance as the only expenses and then use projected rents to calculate income (It's amazing how many rental properties are listed for sale with rental rates far below market rates).The snide replies to your post are predictable from this group.

I've heard of (1) another investor who has private lender financing to fund 100% purchase price + light rehab + furniture with 5 year term at 10%, (2) someone else who has an institutional line of credit for similar projects at 7.5%, (3) another investor who was able to raise a blind 10 yr pool of money for corporate housing properties at 6.5%.
