I'm actually glad you reached out because on my first post on BP I mentioned that I wanted to look into buying and holding solely MFU because I find it logical and comforting that if I have - let's use your example - a 6-plex and am renting out all 6 units but then I have to evict one or they leave and all of a sudden have 1 empty unit, I'll be OK because although I'm down one tenant, I still have 5 others that I'm generating profit from.

You just then need to know that the investment was made 50/50 or 60/40 or whatever, and then allocate all future expenses and income on that same basis.If the one project will be the sole investment of the plan, you can administer it out of one participant account and reconcile periodically, so that you do not need to write two checks for everything.

Upon termination of the tenancy, such security deposit, whether it is property or money held by the landlord as security as hereinafter provided may be applied solely by the landlord (i) to the payment of accrued rent and including the reasonable charges for late payment of rent specified in the rental agreement; (ii) to the payment of the amount of damages which the landlord has suffered by reason of the tenant's noncompliance with § 55-248.16, less reasonable wear and tear; or (iii) to other damages or charges as provided in the rental agreement.

I'm very familiar with the area, so if I were to stand in your shoes, this is how I would look at your optionsMonthly expense on current home based on the numbers you provided - $3144 (PITI)I don't know the property and any comps so I would suggest you to run the numbers to see if refi makes sense in your case given today's interest rates garage rental is a not a bad option, I know you can find tenant easily in Reseda.

I'd have to say that in your specific case the value of your property will not be based solely from cost comparison as is the norm with a residential home.
