I know if we were taking out a loan this would not be possible as down payments for investment properties cannot be gifted, I'm not sure what the rules for all-cash purchases are.Since I manage our other investment properties in the area (all under my name), I don't want to put this new property in her name as it will create additional hassle of signing a new contract with our PM, creating new accounts with the utility companies, etc.Thanks in advance for the help!

You are probably not going to get away with not signing a lease though even if it is a short-term one.

If you look in the box that says cash flow and you see it has a minus sign to the left of the number ...then it’s not a deal .

I want to have the 3 m2m tenants sign new leases with me because a) I'm going to use the BP leases which I feel more comfortable with, and b) I would prefer to have everyone in a 6 month lease so that I don't have to deal with people moving out in the winter and trying to find new tenants then...

Signs of slowing due to increased inventory, but still double digit growth/appreciation continued for remainder of year.You will get good cashflow in midwest, but limited appreciation.I'm vested in southern California and Las Vegas.

I know to a large extent Seller’s and Brokers are interested in your “resume” which is why a lot of people invest as LP’s or sign on as guarantors for agency debt before sponsoring their own deals.

Not going to become "Joe Realtor" at a big brokerage, but the license will be quite valuable for our existing transactions and I think we will benefit from access to info on the MLS, etc.
