OG investors will tell you stories about how they bought properties, fixed them and when they did a refinance they actually put more money into their pocket.

Hey , thanks for your insight, i also know all those things so i guess my real issue is im afraid the unit wont appeal to people and i either cant get it rented , or the type of people that would accept that type of product would be the type that make me regret this decision.. shrug maybe irrational fear from hearing stories or podcasts. its possible . but thanks again. adding the gate , carport all of those ideas were just for the renter not myself.

My main thought would be to reach out to a management company to see if they have any data and active leases they could share.

Maybe share your vision for the park and what you would like to accomplish as such. 

Hopefully my wife and I will be one of Bigger Pocket's success stories in the next few years!

I have some rentals in an area with no vacancies and you get all sorts of sad stories some real and some trying to pull a fast one on you. 

I’m learning everything and anything I can by all available means, but would love to find someone in the same market who would possibly be willing to share their wisdom and potentially walk me through an actual transaction (simply as a spectator on my end, or in any capacity you’d allow me to be involved in).
