Unfortunately, the notified tenant refused to leave and I started the eviction process, which can easily take 3 months. the fire insurance provider will terminate the service within 1 month.

My 2 cents is to just find a skip tracing service, and a source to get lists from(taxes owed, code violations, out of state owners etc) this is much more effective and less time consuming.

In my market we allow for $3000-$3500 per unit per year.In your underwriting I would allow for 7% capex 7% for maintenance 7% vacancy, and 10% property management.Ballpark take off 50% off the NOI as expenses then take off debt service = cashflow.This is a back of an envelope calculation and not one to go by as finel.
