Take my numbers with a grain of salt and don't focus too much on how realistic or accurate they may be for your market, the underlying principle is the same, and it's partly why so many people lost their hats getting overextended in 2007-2009! 

My advise: take any advice with a grain of salt if the person giving the advice was not an active investor prior to 2009!

direct mail can work, but at this point it's the yellow pages of marketing for real estate deals. pay attention to who is telling you what, if they offer any type of service that would benefit from this information... which is often the case on BP, take it with a grain of salt. 

Also, take the demand projections with a grain of salt. 7.5 sq. ft. is a perfect National average but as Neil said, this is a MICRO market industry! 

If they are paying on time spray one time and let them know all the cockroaches are dead or gone and if they comeback the next spray is on you.

@Emma Bennett I haven’t done a deal yet so take this with a grain of salt but Lots of youtubers have massive videos on massive action.

Like others have said, this is more relationship advice vs REI advice but I'd like to present my 2 cents, please take with a grain of salt. 

Try opening the windows for a little while, running an ozone generator, or spraying lysol air sanitizer.

If not, have insulation contractor spray several inches of cellulose. 2) be sure the duct work is not leaking air.
