If the tenants destroy the property, then they could loose their benefit (at list that's what the Sec 8 office told me I never experienced it) Also Landlords are allowed to give surprised visit to applicant's current resident prior to approval and if the property is kept in bad shape or they don't allow you to enter and inspect, then you can decline the application.

Along the way the GC and subcontracted plumber mentioned numerous times that they found great news or thought of more efficient solutions (i.e. the mainline plumbing under the basement was intact--that they had assumed was all broken and needed replacing).

We've been using the following system/software and it's been extremely helpful. http://www.transported.co/321-timber-glenn-way-ind...This allows us to virtual walk through's of our properties so residents can understand the feel and layout better than pictures could ever tell them.

My wife is an amazing decorator and we are toying with the idea of leaving all furniture/ammenities in the house and renting to mid-term renters (people relocating needing a place while they get settled, healthcare providers doing residencies etc..)...I'd really appreciate any feedback from anyone who has experience with this..ideas on advertising, pricing rents, contracts etc....thanks in advanceBrian
