This agent helps run the REI, has a very good reputation with many in the group, and always has multiple projects(wholesale & flips) going on.  

What is the upside, you would have to go through a lot of grief to get that money and the client would hate you, maybe enough to go after your reputation.

There are a LOT of rentals in this town, but not a reputable management company to work for us.  

Because their reputation around the condo is important to them, they will guarantee their work.Kelley, given your age, there is a niche you might want to consider. 55+ retirement condos are a great niche market (here in South Florida, anyway).

Plus, there is the time factor, so make sure you hire a reputable contractor who won't string you along because he has other jobs on the go.

It's not hard to ruin your reputation in this business, and as a wholesaler, it's extra easy.Learn to estimate costs...

I DO NOT want to go I to this uneducated in the least bit and waste a potential investors time and potentially damage my reputation.  

Klamath Falls, down the road a piece, has the same, unenviable reputation...despite the fact that, geographically, both towns have STUNNING scenery and outdoor appeal.  

There is a demand and that demand is for reputable wholesalers.
